Nomura leases office space

Nomura Financial Advisory & Securities Pvt Ltd has leased 38,478 sq ft (carpet area) office space in Worli, Mumbai at a monthly rent of approximately ₹2.79 crore.

According to deal-related documents obtained through real estate data analytics firm Propstack, it is spread over the 26th and 27th floors of Altimus, a Grade A commercial tower developed by Raheja Corp. of the location.

The agreement has been signed for a period of 10 years, wherein Nomura will have to pay a security deposit of Rs 25.11 crore. There is also an annual increase of 5 percent in lease rent.

Nomura leases the space from Whispering Heights Real Estate Pte Ltd, a joint venture between K Raheja Corp Group and Singapore’s GIC.


The new lease, beginning April 1, 2026, covers a chargeable area of ​​64,130 sq. ft. The monthly rent is Rs 435 per square foot.


The lease deed was registered on April 29.

Worli is one of the premium commercial real estate micromarkets of Mumbai. According to Propstack, the average office rent in Worli in the last 12 months was ₹300 per sq ft per month. Meanwhile, the average rent in Altimus was ₹420 per sq ft.

Ultimus is spread over 3.10 acres, with a developed area and a total leasable area of ​​1.12 million square feet (MSF) each. The tower houses offices for companies including KKR, Barclays, UBS, Morgan Stanley and TPG.

Earlier, Mumbai had recorded office transactions of 5.6 MSF in the first quarter of 2026 (Q1CY26), up 60 per cent year-on-year (YoY), according to Knight Frank India. Global Capability Centers (GCC) and India-facing businesses led the transaction pace. Average office rents in the city increased by 7.5 per cent year-on-year during Q1CY26.
