Hero MotoCorp and global co-working space provider WeWork have leased a combined 3.5 lakh sq ft office space in separate agreements at Delhi’s Worldmark Complex, which is owned by Bharti Real Estate, the real estate arm of Bharti Airtel.
According to lease documents obtained by PropStack, both leases commenced on March 1, 2026, with a combined rental outlay of ₹922.3 crore.
Hero MotoCorp has signed a new lease for 231,109 sq ft of space at Worldmark 6 for a nine-year tenure with an estimated total rental outlay of ₹593.8 crore.
The company has also deposited Rs 29.81 crore as security. Documents registered in March show that the lease includes a 15 percent rent increase every three years.
Similarly, WeWork has leased 113,976 sq ft office space in the same building for a 10-year tenure, with a total rent outlay of ₹328.5 crore. Propstack said the coworking space player has paid a security deposit of ₹9.57 crore.
These deals come at a time when Bharti Real Estate expects to complete the second phase of Worldmark (which also includes Worldmark 6) by 2027.
Worldmark is Bharti Real Estate’s commercial real estate complex in Aerocity, New Delhi, spread over 20 million square feet (MSF).
According to a report by real estate consultancy CBRE, office absorption in tier-I cities reached 20.7 msf in the January-March period of 2026 due to higher leasing activity by global capacity centers (GCCs), technology firms and domestic companies.
The managing director (MD) and chief executive officer (CEO) of Bharti Real Estate had earlier told Business Standard that there is strong demand for grade A-plus office space in India, but the biggest challenge remains the limited availability of premium office real estate.
“There are very few developers in this segment because here you need corporations with deep pockets. The rental or leasing model requires you to invest your entire funds upfront, many years before you actually start getting your money back in the form of revenue,” he said.
Developments like Worldmark, he said, have piqued the interest of three types of organisations: those planning to enter India, those moving from regional hubs to premium locations, and government as well as semi-government institutions.
He said Bharti Realty is well positioned in terms of location, offering and competition.
“We are currently touching leasing rates of ₹270 per sq ft, and are confident of reaching ₹300 per sq ft soon,” he said.
According to Propstack, the leases of Hero MotoCorp and WeWork have been fixed at monthly rental rates of ₹215 and ₹210 per square foot, respectively.
